  • How soon can you come out?

    We can usually come out the same day or the next day. Give us a call and we’ll get you on the schedule.

  • How much does it cost for you to come out?

    Nothing — we provide free estimates. There’s no charge for us to come out and take a look.

  • Do you charge by the hour?

    Usually we charge per job, not per hour. Once we come out for your free estimate, the technician provides a price for the total job before any work begins, unless otherwise stated.

  • How do I make a payment?

    We accept cash, check, and all major credit cards / ACH. Your invoice includes a link to pay by card. Checks can be mailed to 236 W Portal Ave #259, San Francisco, CA 94127.

  • What cities do you service?

    San Francisco (our primary area), South San Francisco, Daly City, Brisbane, Colma, Pacifica, San Bruno, and Millbrae. We cover every San Francisco neighborhood, from the Richmond and Sunset to Pacific Heights, the Marina, and Noe Valley.

  • Can you test my backflow?

    Yes — we’re backflow certified and able to test and repair backflows.

  • Do you work on boilers?

    Unfortunately, we’re unable to service boilers at this time. For tanked, tankless, electric, and hybrid water heaters, though, we’re your team.

  • Are you licensed and insured?

    Yes. We’re licensed and bonded — CSLB #1024971, C-36 licensed, backflow certified, and fully insured.

  • Can you clear any drain?

    Just about any — kitchen, bathroom, and laundry sinks, showers and tubs, toilets, floor drains, main sewer lines, and more. If it's clogged, we can usually clear it.

  • What if a snake doesn't clear it?

    We step up to a hydro jetter, which uses high-pressure water to cut through grease, roots, and heavy buildup. If the line itself has failed, we can replace it.

  • Do you offer ongoing drain maintenance?

    Yes — we offer commercial maintenance jetter service to prevent backups and keep your lines clear at all times, which is popular with restaurants, bars, and condo buildings.

  • Snake or hydro jetting — which do I need?

    A cable snake clears most everyday clogs. Hydro jetting is for when a snake can't get it — heavy grease, tree roots, scale, or clogs that keep coming back. We'll recommend the right one after a look.

  • Will the high pressure from hydro jetting damage my pipes?

    Not a sound pipe — our jetters are powerful enough to clean but not to break healthy plumbing. If a pipe is already cracked, jetting can widen the existing damage, so we inspect first and tell you straight before proceeding.

  • Can you maintain my restaurant or building's lines?

    Yes. We offer scheduled commercial maintenance jetting — clearing grease for restaurants and bars, and maintaining overhead and underground lines for condo and apartment buildings to prevent big backups.

  • What types of water heaters do you work on?

    Tanked, tankless, electric, and hybrid heat-pump — residential and commercial, in all major brands. We both repair and replace.

  • Can you replace my water heater the same day?

    Often, yes, for common units. We carry common parts and can advise at your free estimate; if a specific unit needs ordering, we'll give you the timeline and price up front.

  • Should I go tankless, electric, or hybrid?

    Tankless is great if you want to save space. Electric and hybrid heat-pump units pair especially well with solar and can lower your utility bill — you typically size up for recovery time. We'll help you decide.

  • How do you find the blockage in a sewer line?

    We locate the cleanout, usually around the outside of the property, and service the line from there — first with a heavy-duty snake, then a hydro jetter if needed.

  • Do I have to replace my whole sewer line?

    Not always. We replace a line when the camera shows a real failure — a sag or break at a joint, root damage, or a collapsed pipe. If clearing solves it, that's where we stop.

  • Why do you put a camera in the line?

    To see the pipe's true condition. Clearing the clog fixes today's problem; the camera tells us whether your line is sound or likely to back up again — important for SF's older pipes.

  • My building's pipes are really old — is that a problem?

    Very common in San Francisco, where many pipes are over 100 years old. The camera inspection shows whether they're still serviceable or due for replacement, so you can plan ahead.

  • How do you find a water leak?

    We start with a careful visual inspection and use camera and line-location tools to trace lines behind walls and underground, so we can pinpoint the source rather than guess.

  • How do you find a gas leak?

    We pressurize your system with a pump and check for leaks using soap bubbles or a gas-sniffer machine, then locate the exact point of the leak.

  • Can you repair the leak once you find it?

    In most cases, yes. Once we've pinpointed the source, your technician will explain the fix and the price, and complete the repair on the spot when possible.

  • What should I do if I smell gas?

    Leave the building and call PG&E or 911 from a safe distance first. Once it's safe, call us to locate and repair the source.
